Obligations come from all
parties involved in the building process - not just the
Builder.
CLIENTS
OBLIGATIONS
CHP's main function is to obtain
building permission from the Local Authority. However, the
client should be made aware that they may have to obtain
other permissions and inform third parties to ensure that
they have all the consents necessary to build their
extension. As a guide, scheduled below are some of the
areas that should be explored by the client prior to
construction:-
1. Ensure that there are no
restrictive covenants on the site that need prior written
approval.
2. Ensure that the area in
which you wish to build is actually within your own ownership
boundary.
3. Inform your mortgage
company as they may need to give their consent on any extension
or alteration to the property.
4. Inform your building and
contents insurers to ensure that you are still covered while
the building works are in progress. If you are not fully
covered then you are advised to take out additional
cover.
5. Ensure that you are not
building over any rights of way or mains drainage
sewers.
